  1. Connect the calendar first

    Availability is read from your connected calendar. Without it, requests cannot be checked against what you are already doing.

  2. Confirm or propose an alternative

    Confirming sends the visitor the details. Proposing alternatives is better than declining — a declined request usually ends the conversation.

  3. Let the reminders run

    A confirmation, a reminder a day ahead, one an hour ahead, and a follow-up after. No-shows drop sharply with the one-hour reminder, and the follow-up is where feedback comes from.

  1. Build the package

    Comparable sales, a valuation range and a prep list with cost ranges — the three things a seller asks for at the first appointment.

  2. Send it as a document, not a screenshot

    Reports go out as a PDF that carries a reference and the date it was prepared, so the seller can quote it back to you weeks later.
